A black, drive-up drop box is available 24/7 along the parking lot circle at 801 Loch Alsh Avenue, Fort Washington. A payment slot is located inside the Township Building, to the left of the Tax Office windows.

Important: Cash payments are not accepted. Please do not place cash in the drop box or the indoor payment slot.

Real Estate Tax Bill Timeline - 2026

All real estate tax bills must be paid in full, with the exception of the school real estate installment payment plan detailed below. No payments for the current year taxes can be accepted after December 31 (Postmarks do not extend this date).

Real Estate Tax Bill Schedule

Early February – County & Township bills (billed together on one bill) are mailed to the address on record. County & Township bill must be paid in full – no partial payments can be accepted.
March 31 – all County & Township bills paid by this date get a 2% discount from the “Face Amount;" the exact amount is detailed on your tax bill. (“Discount Amount”).
April 1 to June 1 – all County & Township bills paid during this time period pay the “Face Amount.”
After June 1 – all County & Township bills paid after June 2nd pay the “Penalty Amount” (10% added); the exact amount is detailed on your tax bill.
Early July – School tax bills are mailed to the address on record.
August 31 – all School bills paid by this date get a 2% discount from the “Face Amount;” the exact amount is detailed on your tax bill. (“Discount Amount”). *
September 1 to November 2 – all School bills paid during this time pay the “Face Amount.”*
After November 2 – all school bills paid after October 31 pay the “Penalty Amount” (10% added to the “Face Amount”); the exact amount is detailed on your tax bill.
December 15 – last day to pay by check or online by e-check or credit card. All payments after December 15 must be paid by bank cashier's check or money orders and can only be accepted until December 31.
December 31 – last day to accept any current year tax payments. Postmarks do NOT extend this date. Unpaid accounts for the year ending December 31 need to be turned over to Montgomery County Tax Claim (for County and Township) and Portnoff Law Associates (for School).

School Real Estate Tax - Installment Payment Plan

As an alternative, the School Real Estate Tax bill may be paid in 3 installments. The installment option splits the “Face Amount’ into 3 roughly equal payments. “Discount Amount” is not available if this option is selected. Once the installment option is selected taxpayer cannot switch to a regular payment plan.

School Tax Bill Payment Installment Dates

First payment must be made by August 31, 2026. Installment method is not an option if first payment is not paid by the August 31 date.
Second payment must be made by September 30, 2026. If taxpayer is participating in the Installment payment option and second payment is not made by September 30, 2025, a 10% penalty is immediately added to that second payment; the exact amount is detailed on your tax bill.
Third payment must be made by November 2, 2026 or a 10% penalty is immediately added to that third payment; the exact amount is detailed on your tax bill.

Tax Bill Notifications/Reminders
