BET Investments Developments at Welsh & Dreshertown Roads
BET Investments proposed an amendment to the Township’s Office Center zoning district to allow the construction of a mixed use development on a 25-acre site at the corner of Dreshertown and Welsh Roads. This tract was previously approved for office construction that did not occur. The development is called The Promenade. This mixed use plan consists of 402 apartment units; a 6,500 sq.ft. sit-down restaurant with outdoor seating; a 2,000 sq.ft. coffee shop with drive through; a two-acre park and approximately 130,000 sq.ft. of non-residential/commercial space. A final land development plan for The Promenade was approved by the Board of Commissioners on March 13, 2018. See Resolution 18-2274.
The Promenade site will be linked by internal roads to an adjacent 50-acre site on Dreshertown Road to be developed with 115 age-restricted single homes. That project is known as BT Dreshertown. A final subdivision and land development plan for BT Dreshertown was approved by the Board of Commissioners on March 13, 2018. See Resolution 18-2275. As a part of this development, Dreshertown Road will be reconstructed in part to straighten the dangerous curve near the site.

The Promenade Approvals:
- A final land development plan for The Promenade was approved by the Board of Commissioners on March 13, 2018.
- A Conditional Use Hearing for The Promenade was held on Tuesday June 13, 2017 at 6:30pm. The Conditional Use decision was voted on at the July 11, 2017 Stated Meeting.
- A resolution for Preliminary Approval for The Promenade Land Development with conditions was approved at the July 11, 2017 Stated Meeting and the documentation of that approval was confirmed at the August 8, 2018 Stated meeting.
